What is the GCR Warranty?

The GCR is a mandatory insurance for new homes.

It works in three levels, depending on the type of defect and its impact:

  • 1 year: minor visible defects
  • 3 years: hidden issues affecting usability and safety
  • 5 years: major structural defects

1-Year Warranty: Minor Visible Defects

This coverage protects against defects visible at delivery or that appear during the first year.

Common examples:

  • Cracks in drywall or paint
  • Stairs that move or creak
  • Doors or windows not properly aligned
  • Visible caulking defects
  • Poorly executed finishes

After 12 months, these items are no longer covered.

3-Year Warranty: Hidden Issues

This coverage protects against defects not apparent at delivery that can affect the usability, safety, or durability of the home.

Common examples:

  • Water infiltration through the roof
  • Insulation or waterproofing deficiencies
  • Hidden plumbing or electrical defects
  • Significant humidity problems (e.g., mold related to construction)

After 36 months, these items are no longer covered.

5-Year Warranty: Structural Defects

This coverage protects against major defects that affect the strength or safety of the home.

  • Foundation settling
  • Roof or framework problems
  • Defects that compromise the safety of occupants

What the GCR Warranty Does Not Cover

Some situations are excluded from the warranty:

  • Normal wear and tear (scratches, floor marks)
  • Lack of maintenance (e.g., uncleaned gutters)
  • Disasters (flood, fire, etc.)
  • Cosmetic defects discovered after 1 year
  • Appliances supplied by the homeowner
  • Silicone joints after 12 months
  • Water infiltration caused by improper landscaping (e.g., incorrect slopes)

How to Submit a Warranty Claim

If you purchased a home with Groupe Robin and notice a defect covered by the GCR:

Include photos or documents if possible, to facilitate and speed up the process.

Even a small defect should be reported: it’s better to address it early than to fix it later.
